Q. What is a short sale?
A. A short sale is a program that allows the homeowner to sell the home for less than the amount owed on the mortgage.
Q. How can I be considered
for a short sale?
A. You may be eligible for a short sale if you have an involuntary hardship and can no longer afford the monthly payments on your mortgage, or
you're unable to sell your home for the full amount owed on your mortgage.
Q. How
does a short sale work?
A. Once you decide to list your home as a short sale with me, the next steps will be:
- You and I will complete a Listing Agreement and discuss the documents needed for a short sale.
- Once all the documents are in order, they will be submitted directly to North American
Title's Short Sale Transaction Assistance & Resource (NATSSTAR) division.
- NATSSTAR will handle all of the paperwork and phone calls necessary to facilitate the short sale in a timely manner at no cost to you.
- I will be busy marketing your home and networking with other REALTORS® to obtain an acceptable offer on your property as soon as possible.
- Once an offer has been submitted to your lender, I will handle the negotiation process which will include the lender paying all commissions and closing costs.
Q. How can I benefit
from a short sale?
A. You avoid a foreclosure sale. You can live in your home until the new owner closes, giving you time to make other living arrangements. A foreclosure sale may be postponed once a written, signed offer is received and approved by your lender in writing.
Q. What other details
should I be aware of?
A. Here are a few:
- Be sure to speak with your tax advisor about the tax implications of a short sale.
- The buyer of your property cannot be anyone you have a close personal or business relationship with, including family or friends. This is also referred to as a
"non arms-length transaction."
- You are responsible for making your mortgage payments while your home is on the market.
- Mortgages in bankruptcy require special consideration, so call your bank to discuss your options.
